Kapiteeli Oy claims damages from Kesko in an arbitration court in the dispute concerning the rental agreement of the Ruoholahti shopping centre in Helsinki. In its action, Kapiteeli Oy demands that Kesko pay for additional costs of the building project with penalty interest and unpaid additional rent in the total amount of EUR 3.7 million. The company also demands that Kesko Corporation be obliged to pay an additional rent of EUR 0.5 million per year during the remaining 9 years of the lease. Kesko Corporation contests all Kapiteeli’s demands as groundless.
The Ruoholahti shopping centre is owned by Kapiteeli Oy, from which Kesko rented the premises of the shopping centre on 28 April 2000 for renting them on. The construction of the shopping centre started in spring 2000 and the centre was opened to the public in May 2002.
A total of 25 businesses of various sectors operate in the centre, headed by K-citymarket and K-rauta, for instance. The overall area of business premises is 24,300 m2 with stores and services located on four floors.
